Epoxy Flake Garage Floor

I own a concrete coatings company On The Floor Coatings. I finally got around to doing my own garage this past week and attached pics. Not soliciting as most of you are 99.9% not near me, but thought I would answer any general questions, if any of you were thinking of doing this where you live.

Look up great local reviews in your area to get a company to do it right.

Tips:
  • Don't do it yourself. You do not have the proper tools and it will peel off and look worse than before.
  • Don't allow a painter to acid etch, as it will peel and hot tire turn will ruin it.
  • Full grind is mandatory for epoxy adhesion. It scores a profile that anchors epoxy permanently.
  • Epoxy with moisture vapor barrier is best for base coat, not polyaspartic. Polyaspartic has ZERO MVB.
  • Get full flake coverage as it looks better and hides small impefections in floor.
  • Polyaspartic topcoat to seal and protect the flake. Polyaspartic is 4 times stretchier than epoxy and does not yellow in UV sunlight like epoxy can.

I've had polyaspartic flooring done to 2 garages in homes I've owned. First time was in Maryland, second time is in our current home in North West Wyoming. I realize this isn't in New Hampshire but this is the company I used and the type of coating I have applied to my massive 3.5 car garage. It REALLY helps in the winter with all the ice, dirt, and rocks. Simply hose it out or, as I do, power wash it out using just water - no cleaning chemicals needed.

I have it looking like granite with a sand/rubber texture so it's 100% non-skid. I can't say enough good things about this product.

It cost me close to $8k for my 3 car space. Prices vary but not by much. In my area (Cody WY) there aren’t a whole lot of choices.

In Maryland, I paid about $3.5k for a 2 car garage but the coating wasn’t as trick as the new house. The new floor coating is slip resistant even wet.

Just redid our driveway, which was painful $, not likely to do this soon.

Damn that is a lot! Guessing 750 sf or less. at $12 a sf that is Double what we charge here in FL

Yeah, it was expensive but my garage is about 30’ x 70 (2,100 sq.ft.) plus I wanted the stem walls coated as well. That is a big space.

Also, I had a timeline I needed to have this work completed. We had a TON of contract work done to our new home in Wyoming that needed finishing before we arrived. We were moving completely across the country. Had I had more time to shop it a tad, we may have faired better.

That is super cheap price then at $3.81 a sf. $8000 / 2100 sf
