Dry recorded guitar tracks. Tracks recorded from guitar straight to the Audio interface, no distortion, effects etc.

It gives you the ability to play the track through an amp over and over again till you get the desired result. Sorry if I'm teaching you to suck eggs

Stem and DI are not necessarily the same thing.

They are not the same thing. DI's are guitar tracks that are not going through an amp or cab. Stems are going through an amp and cab etc. possibly even post processing.

Stems are unprocessed session files, often wavs. So DIs can be stems, but stems are not always DIs. You can have stems of any instrument or sound used in a session.
